Before you dive into analyzing deals, spend 5 minutes setting up your financial defaults. This ensures every deal you import gets analyzed with YOUR specific situation in mind.
Why This Matters
AlphaY calculates dozens of financial metrics for every deal. By setting your defaults now, you'll get accurate ROI projections, loan calculations, and investment returns that reflect your actual financing situation.
Access Your Settings
- Look for Settings in the bottom right corner of your dashboard
- Click Organizational Settings
- Navigate to Financial Defaults
Configure Your Defaults
Investment Parameters
- Buyer Salary: What you plan to pay yourself annually
- Due Diligence Costs: Budget for lawyer, accountant, inspections (typically $15-25k)
Funding Structure
- Bank Loan (%): Percentage of deal financed through traditional bank lending (typically 70-80%)
- Seller's Note (%): Percentage financed by the seller (deferred payment to seller, typically 10-20%)
- Buyer Contribution (%): Your down payment/cash injection (typically 10-20%)
- Outside Investor (%): Capital from external investors or partners (0% if self-funded)
Bank Loan Details
- Term (years): Length of the bank loan repayment period (typically 7-10 years for SBA loans)
- Interest Rate (%): Annual interest rate on the bank loan (varies by loan type and market conditions)
- Loan Type:
- SBA: Small Business Administration loan
- Conventional: Traditional bank loan
- Include due diligence costs: Whether to roll DD costs into the loan amount (increases monthly payments and affects DSCR)
Seller's Note Details
- Term (years): Length of seller financing repayment (typically 3-7 years)
- Interest Rate (%): Annual interest rate on seller note (often lower than bank rates, negotiable)
Additional Costs
- Additional Costs: Extra expenses factored into financial calculations (working capital, equipment upgrades, transition costs, etc.)
